A residential infill project that yields a high ROI and low risk for the developer.

The Proposal

A 25-home subdivision priced under $300k, a price point that was non-existent for a new construction community in the market.

The Challenge

Investment insecurity with a shaky economy due to COVID-19. Also, staying on a tight construction timeline that would deliver closings by summer 2020.

The Solution

Increased digital marketing initiatives that crafted a story before we had a finished product. Prospective buyers could see construction taking shape and updates were communicated at a high rate.

The Results

22 of 25 sales were achieved during the height of the pandemic. More than a dozen of those sales were accomplished before construction was completed.

Identify, negotiate, and acquire several neighboring lots to form one townhome subdivision in Downtown Raleigh.

The Challenge

Introducing a first of its kind product type to the market, to appeal to an influx of buyers relocating to Downtown Raleigh.

The Solution

21 townhomes with modern amenities. At the time, modern townhomes with rooftop terraces and garage parking were non-existent in the area.

The Results

19 of 21 homes sold prior to completion. The project also set high marks for price per square foot for townhomes in the Downtown area, and the project won a Downtown Raleigh Alliance Imprint Award.
