Unique Home Collection Coming to ITB Raleigh
LYON is the latest luxury, duet-style home collection coming to the Raleigh area, boasting six modern, end-unit residences divided amongst three lots.

LYON consists of three duet-style builds comprised of six end-unit residences, and features various floor plans starting from $1.5 million. Sales efforts are underway. Construction began earlier this year, and the first homes are expected to deliver in summer of 2023.

The 2021 Missing Middle Text Change impacting zoning restrictions allowed for more housing options in existing neighborhoods. In response, developers began looking to homesites once limited by acreage & housing-type requirements to supply increased housing demand. Thanks to this expanded zoning flexibility, Missing Middle housing collections like LYON can offer expanded opportunities for homeowners to buy in existing neighborhoods.

LYON comes on the heels of another successful Raleigh collaboration between Hammer, Chappell, and Concept 8 – Nottingham, a collection of seven luxury homes located ITB. That project is nearly sold out, with construction continuing on the final home.
In addition to the six new residential opportunities coming to 1418 Lyon St, Chappell and Concept 8 are working to deliver more Missing Middle housing by early 2023. The teams expect to launch two new ITB collections: Wrenwood, a 13-building, duet-style community delivering 26 turnkey homes to the Lake Johnson area, and Marietta, a two-building, duet-style collection delivering four new homes off Edwards Mill Rd. Details on both developments will be released at a later date.
Overall, Chappell and its developer partners are working to bring over 400 townhomes & duet-style offerings to market, helping create Missing Middle housing opportunities across the Triangle.
