Chappell and its development partners are currently delivering multiple Missing Middle home collections across the Triangle, all varying in build type and price point.

Coker Place, the largest-scale development from Chappell and its development partners, Lock 7 Development, launched earlier this year and is bringing over 100 new townhomes and condominiums to Chapel Hill. This is one of the few new residential opportunities in the area to offer rooftop living, paired with immediate access to trails, top schools, shops and the University of North Carolina campus. Construction has already begun on the first homes, which are set to be delivered in early 2026.

Throughout Raleigh, Chappell and DevPointe are making multiple move-in-ready communities possible. The collaborators are representing Downtown Raleigh’s pioneer eco-friendly collection, IDYLE, a Net-Zero-Energy (NZE) Ready community of 11 passively powered townhomes. Construction progress is underway, bringing the second eco-friendly building on S. Bloodworth Street to life, while sales efforts continue for first move-in-ready townhomes. This pioneer collection contains Downtown Raleigh’s first fully certified NZE townhome, which closed earlier this year.
Outside of DTR, Chappell and DevPointe are partnering on even more move-in-ready residential collections throughout Oak City. Near the Village District, the team’s newest luxury brownstones, Oberlin Heights, bring rooftop views and designer layouts to the coveted ITB locale. Construction is underway on the second building, while the first five (5) homes along Oberlin Road are ready for homebuyers. As of publication, the collection is nearly 50% sold out.

In the Lake Johnson area, Wrenwood, a collection of 26 duet-style homes that is over 80% sold out, brings craftsman-style charm and a connected proximity to both ITB Raleigh and Downtown Cary. Phase Two of construction recently concluded following the successful sell-out of Phase One. Nearby, Pleasant Grove Townes, a collection of 24 modern farmhouse-inspired townhomes, is nearly sold out as of publication, with only one townhome remaining, offering buyers easy access to ITB, DTR, and RTP from its convenient central Raleigh locale.
Upcoming Developments
In addition to the developments Chappell and its partners are currently representing in the Triangle, the team is also set to help bring additional new home communities to market in 2025.
