Coker Place Brings Over 100 New Chapel Hill Homes to Market
Introducing Coker Place, Chapel Hill’s newest townhome and condo community launching in phases beginning Fall 2025. Construction is already underway. Sales efforts have begun.
Chapel Hill, NC – Chappell, in partnership with Lock 7 Development and DevPointe, is proud to introduce Coker Place, a thoughtfully designed residential community rooted in legacy, livability and local connection.
Located at 710 N. Estes Drive, Coker Place will bring 107 townhomes and condominiums to Chapel Hill. This is one of the few new residential opportunities in the area to offer rooftop living, paired with immediate access to trails, top schools, shops and the University of North Carolina campus. Construction has already begun on the first homes. Sales efforts are underway, with the first building already over 30% claimed.

The first phase, a 40-townhome collection, launched in early Fall 2025, with prices ranging from the high-$600,000s to $900,000s. Townhome plans will range from approximately 1,700 to 2,200 square feet and offer two to four bedrooms. Each home includes garage parking, and many will feature bonus rooms, private elevators and rooftop terraces with rare treetop views. The first homes are expected to be completed by the end of the year.

In spring 2026, the second phase will launch with the introduction of 67 new condominiums. These homes will range from 600 to 2,300 square feet with one to three-bedroom floor plans, including designated affordable housing opportunities. Pricing will start in the $300,000s and go up to $715,000, with the first condo units expected by late 2026.

Coker Place draws inspiration from the legacy of William Chambers Coker, a beloved UNC professor and pioneering botanist who helped shape the University’s natural landscape. His name is woven throughout the community — from the arboretum to neighborhood streets — and now, in a new community designed with the same care, thoughtfulness and connection to place that he championed.

The 7.3-acre site features more than 450 feet of frontage along Estes Drive and offers direct access to a multi-use trail, enabling residents to walk or bike safely to downtown, UNC’s main campus, schools and nearby parks. The community will feature a modern blend of brick and cementitious siding, complemented by varied rooflines, to provide both visual interest and design cohesion. Buyers can select from 18 different floor plans and varying design schemes with upgradeable features. Coker Place reserves 14 homes for affordable housing, with seven offered at 65% of the area median income and seven at 80% of the area median income.
Under Construction Developments
Chappell and its development partners are currently delivering multiple Missing Middle home collections across the Triangle, all varying in build type and price point.

Coker Place is not the first larger-scale development by Chappell and Lock7 Development. The collaborators also partnered to bring Durant Towns to market in late 2023 and are currently representing the final seven townhomes for sale in the nearly sold-out North Raleigh collection.
In Downtown Durham, North & Broadway is introducing modern, turnkey townhomes to a bustling urban cityscape. As of publication, the collection is over 70% sold, with three of the four buildings already at capacity and only seven opportunities remaining in the designer Bull City community. Previously, the firms partnered on The Stephenson in Downtown Raleigh’s popular Village District and 615 Peace in Glenwood South.

Throughout Raleigh, Chappell and DevPointe are making multiple move-in-ready communities possible. The collaborators are representing Downtown Raleigh’s pioneer eco-friendly collection, IDYLE, a Net-Zero-Energy (NZE) Ready community of 11 passively powered townhomes. Construction progress is underway, bringing the second eco-friendly building on S. Bloodworth Street to life, while sales efforts continue for first move-in-ready townhomes. This pioneer collection contains Downtown Raleigh’s first fully certified NZE townhome, which closed earlier this year.

Outside of DTR, Chappell and DevPointe are partnering on even more move-in-ready residential collections throughout Oak City. Near the Village District, the team’s newest luxury brownstones, Oberlin Heights, bring rooftop views and designer layouts to the coveted ITB locale. Construction is underway on the second building, while the first five (5) homes along Oberlin Road are ready for homebuyers. As of publication, the collection is nearly 20% sold out.
In the Lake Johnson area, Wrenwood, a 75% sold-out collection of 26 duet-style homes, brings craftsman-style charm and connected proximity to both ITB Raleigh and Downtown Cary. Phase Two of construction recently concluded following the successful sell-out of Phase One. Nearby, Pleasant Grove Townes, a collection of 24 modern farmhouse-inspired townhomes, is over 80% sold out as of publication, offering buyers easy access to ITB, DTR, and RTP from its convenient central Raleigh locale.
Upcoming Developments
In addition to the developments Chappell and its partners are currently representing in the Triangle, the team is also set to help bring additional new home communities to market in 2025.
