Boutique Home Collection Coming to Raleigh
Marietta is the latest luxury, duet-style home collection coming to the Raleigh area, boasting four modern, end-unit residences divided among two turnkey builds.

Raleigh, NC – Chappell is thrilled to announce a unique collection of homes coming to Raleigh’s Laurel Hills Park area. The collection on Marietta Ct. consists of two duet-style builds comprised of four end-unit residences and features a pair of functional floor plans starting from the high $500ks. Sales efforts are underway. Construction has begun, and the first homes are expected to deliver in spring 2023.
The Marietta collection is the latest duet-style offerings Chappell and its developer partners are bringing to the Triangle market – this time breaking ground in an embedded locale off of Edwards Mill Rd.
“With collections like Marietta – we’re doubling the number of available homes in a neighborhood without costing future homeowners their privacy or proximity. It’s a win/win, and with hundreds of more innovative housing offerings on the way, we’re just getting started.
— Johnny Chappell, Owner of Chappell [Powered by Compass] and Member of the Marietta Development Team
This boutique community comes on the heels of another previously announced Missing Middle housing development Chappell is spearheading in the Triangle: ITB Raleigh’s LYON collection.
“The 2021 Missing Middle Text Change influenced almost every upcoming development our firm is working on – that’s over 400 future Triangle townhomes and duets,” states Johnny Chappell, member of the Marietta development team and Owner/Broker of Chappell [Powered by Compass]. “We pride ourselves on staying ahead of the curve when it comes to shifting city zoning ordinances – adapting quickly and executing efficiently to ensure our developments meet the demands of our growing city.”

Chappell continues, “As industry leaders like Bandwidth, Google and Apple continue announcing plans to put down Triangle roots, we’re working to support the waves of relocating families following the firms. With collections like Marietta – we’re doubling the number of available homes in a neighborhood without costing future homeowners their privacy or proximity. It’s a win/win, and with hundreds of more innovative housing offerings on the way, we’re just getting started.”
The 2021 Missing Middle Text Change impacting zoning restrictions allowed for more housing options in existing neighborhoods. In response, developers began looking to homesites once limited by acreage & housing-type requirements to supply increased housing demand. Thanks to this expanded zoning flexibility, Missing Middle housing like Marietta can offer expanded opportunities for homeowners to buy in existing neighborhoods.
More on Marietta
The Marietta offerings, already well underway at 3416 Marietta Ct, strike a creative balance between the modern amenities of a new build and the classic charm of a signature Raleigh space.
These homes will offer 2,470 square feet and feature 3 BR and 2.5 BA plus flex space. Price points start at high $500ks. While chic, contemporary accents are exhibited, the Marietta duets focus on elevated Raleigh living without breaking entirely from the existing neighborhood design.
“The Edwards Mill location ensures future homeowners have easy access to anywhere in Raleigh,” says Shawn Donovan, member of the Marietta development team and Founder of Concept 8. “On top of accessibility, the homes’ styling & architecture are elevated without feeling out of touch with neighboring offerings. This balance is something we’re working hard to execute effectively, and we’re excited to see the final homes next spring.”

Every offering showcases an inviting interior concept designed to embrace indoor/outdoor living. The adaptable residences are equipped for hybrid working – thanks to extra flex space, spacious screened-in porches and a functional, light-flooded floor plan. Additionally, homeowners can easily access ample green space thanks to adjacent Laurel Hills Park and Sassafras Playground.
What’s Next?
In addition to the four new residential opportunities coming to 3416 Marietta Ct, Chappell and Concept 8 are collaborating to deliver more Missing Middle housing by early 2023. The teams expect to launch two new turnkey collections: Wrenwood, a 13-building, duet-style community delivering 26 contemporary homes to the Lake Johnson area, and Forest on Franklin, a modern-farmhouse-inspired collection delivering a dozen new townhomes to the cusp of Downtown Wake Forest. Details on both developments will be released at a later date.
