Triangle Business Journal (TBJ) recently reported Raleigh’s 27605 ZIP code the hottest housing market in the Triangle—and the state—following a significant rise in single-family home sales during the second quarter of 2025. Chappell [Powered by Compass] Founder and Broker Johnny Chappell was interviewed for the piece, offering expert insight rooted in more than two decades of experience buying, building, and selling in Raleigh’s coveted Inside the Beltline (ITB) neighborhoods.

“27605 inside the Beltline has seen a little bit more activity than other parts of our market because there’s a wide range of home types and price points in that market. Half the homes that were sold in the second quarter are under $400,000 and about half of them are over a million dollars. And that shows you how the range varies,” Chappell said.
27605 encompasses the historic and walkable neighborhoods of Cameron Village, Forest Park, and Glenwood-Brooklyn. The area continues to attract downsizing locals, lock-and-leave lifestyle seekers, and out-of-state cash buyers drawn to its charm, centrality, and connectivity. The average sales price in Q2 reached $966,529—up 28 percent from the prior quarter—underscoring the area’s consistent appeal and upward trajectory.

“The average sales price in the quarter across all units sold in that area was $400 a square foot,” said Johnny Chappell in the TBJ. “And so that speaks to the value that is perceived in that location inside the Beltline. People are paying $400 per square foot on average for real estate, which in our market is on the high side, and so you’re still getting good value inside the Beltline.”
